From Trees to Keys - How to Have Labrador Homes Build Your House

Labrador Homes experienced planners and builders can team up with you at any or every phase of your home building project. Whatever your needs, we are here to offer our expertise.

Planning and Budget
So you'd like to build a home and you aren't sure where to start? We'll sit down with you and walk you through a comprehensive step-by-step plan that will help you understand the process and plan a budget that will work for you. Once that is established, you will know the range of options available to you and the fun begins!

Site Study
If you already own your land, or once we help you find it, we will conduct a site accessibility study to determine exactly what needs to be done to prepare for your new home.

Home Selection
If you have not already selected a Cedar Log or Modular Home, we will work with you to determine the best fit for your budget and lifestyle. As an authorized dealer for both Katahdin Cedar Log Homes and Labrador Modulars we work side-by-side with our customers throughout this process.

Paperwork, Forms and Permits
Once you have selected your home and chosen your options, Labrador Homes will help you develop, finalize and sign-off on contracts plans, finishes and specs.
We will help you secure financing and issue deposits.
Labrador Homes will establish the construction schedule and set the target occupancy date.
We will obtain and post permits for Building, Electrical, Plumbing, Mechanical, Road/Culvert and we will help submit your application for Gas/Electrical Service.
Labrador Homes will conduct a site survey of your land.

Site Preparation and Foundation
Labrador Homes can clear land of any existing trees that would impede the construction process, leaving you completely free to choose any site that you would like to build on.
We will prepare the layout and execute the excavation for your home.
Labrador Homes will form and pour footings, will construct and install the foundation and will pour the basement floor.

Site Preparation for Delivery
Once the foundation and footings are complete and have passed inspection we can prepare for the delivery of your home.
We will plan the access route for the transporters and confirm the schedules of all crew members.
We will check to make sure that the weather forecast for the delivery day is adequate.

Arrival of your New Home!
Your home will be delivered to the site and received by Labrador Homes.
We will construct your home, making it weather-tight and secure.
Construction includes any the services summarized below, although customers also have the option of choosing to do any projects on their own or hiring their own subcontractors.

Exterior Finishing
Siding, masonry, painting/staining
Installing shutters, chimneys, gutters and downspouts
Optional garages, porches, decks and patios
Complete steps, grading and landscaping
Install exterior lights

Interior Electrical
Install circuit breaker box, meter box and conduit master
Connect all wiring and cables
Electrical Inspection

Plumbing Connections
Drill/install well & pump or hook-up to public system
Install/inspect septic and drainage systems
Install supply and drain Lines
Plumbing Inspection

HVAC
Install/connect AC system
Install oil tank or electric heater
Install security system
Mechanical Inspection

Interior Finishing
Finish drywall and paint interior walls
Finish interior trim and doors
Install hardwood, laminate or carpeting
